Project – Chiller Replacement Project

PAS were appointed by the client to undertake the project management of the replacement of existing chillers at a landmark commercial and retail building located at the junction of Oxford Street and Regent Street in London W1.

The project dictated ongoing duties that were required under the Construction, Design and Management Regulations (CDMC), for which PAS fulfilled the duties of the principal designer and also prepared the JCT minor works contract and drafted the financial project payment plan.

This project comprised of pre-validation surveys in association with water treatment sampling and verification of flow rates on chilled water system (CHW), prior to decommissioning of the three chillers for replacement. Due to the prominent location of the building the crane lifts were very complex and this element was phased in the twilight hours over two nights with the first lift encompassing the removal of two existing chillers and the installation of two new chillers, with the final lift for the changeover of the last chiller.

This approach also ensured that cooling capacity was maintained throughout the duration of the project, in consideration to the business continuity requirements of the major retailers trading at this building. Our project team representatives were in attendance in both normal working hours and out of hour periods during the project to oversee the crane lifts, plus witnessing and commissioning works at key points of this project. The project addition included replacement of CHW pumps, pipework modifications and all other associated M&E works.

Following the delivery of the new chillers the project was completed over a six-week period with no disruption to our client’s 24/7 hour business operation and ensuring sufficient internal environmental cooling requirements were maintained during operational hours within the building. The project was therefore completed on time and budget to the satisfaction of our client.
