PAS was appointed by a large educational institution to develop a project specification and undertake a competitive tender for the replacement of the main Air Handling Unit serving one of the institution’s principal academic buildings on its campus.

Based on pre-validation surveys and performance data from the existing Air Handling Units, the equipment specification focused on replacement, together with the upgrade of existing belt-driven fans to EC direct-drive fan systems and associated components. The transition from fixed-speed motors to EC fan and inverter-driven motors is expected to deliver measurable energy savings over an agreed payback period when compared with the existing equipment.⚡

The scope of works also included the installation of a plate heat recovery heat exchanger to maximise energy recovery from heat rejection, along with an R32 inverter-driven direct expansion (DX) cooling coil and external condenser to provide additional cooling capacity when required. 📋

Following completion of the competitive tender process, PAS was appointed to project manage the successful contractor through all stages of the project programme, from appointment through to practical completion and formal handover. 🤝

PAS was recently appointed to undertake an open market tender for the mechanical, electrical, and public health (MEP) maintenance services at a prestigious building in the City of London on behalf of a leading Managing Agent. A new, enhanced MEP specification was developed, incorporating additional client-requested, site-specific service requirements for the new three-year contract term. 🏙️

PAS prepared the full Invitation to Tender (ITT) documentation and issued it to an agreed list of client-approved companies. The tender process was managed through to contractor appointment, including the production of a comprehensive, RICS-compliant contract award report detailing the entire tender process and supporting contractor recommendations. 📑

The existing contract, which included a site supervisor and engineer, had an annual contract value exceeding £300,000 with a comprehensive limit of £1,000. This comprehensive threshold was enhanced to £2,500, while the overall annual contract value remained within the client’s service charge budget, incorporating the agreed enhanced services.

🏗️Another successful project delivered by the PAS Vertical Transportation (VT) team.

PAS were recently appointed to deliver a Vertical Transportation project involving the replacement of a firefighting lift originally installed in 1995. The existing lift had been out of service for an extended period due to component obsolescence and the unavailability of replacement parts.🔧

The lift was replaced with a machine-room-less (MRL) firefighting lift with a rated speed of 1.0 m/s and a rated load of 630 kg (8 persons), serving eight floors and fully compliant with BS EN 81-72:2020 (Firefighting Lifts). ⬆️⚙️

PAS were responsible for developing the project specification, managing a
competitive tender process, and following contractor appointment, overseeing all stages of the project through to practical completion and formal handover. 📑🤝

The project successfully reinstated a fully compliant firefighting lift service in
accordance with the latest standards, providing the building with a reliable
vertical transportation solution for an anticipated service life of a further
15–20 years. ✔️🏢

Property Advisory Services Ltd are currently working alongside Knight Frank LLP and Mapletree UK Management Limited in undertaking the tender exercise of the M&E service maintenance contract on the landlord’s plant & equipment at 3 Hardman Street, Manchester.

We are delighted to be working on this exercise alongside our client on this prestigious building in the heart of Manchester’s Spinningfields’.

Last week was another busy week for our Projects division, our team attended the factory acceptance testing of a new low voltage generator set.

The testing included a full load test for three hours followed by a further 110% load test for one hour, along with full witnessing of all alarm signals from warnings through to full shutdown.

PAS projects division have been appointed to tender and project manage a large Building Management System (BMS) replacement in a trophy building, close to Fleet Street.

The replacement of the BMS system is due to lifecycle expiry and obsolescence.

What a great way to start the year - Property Advisory Services Ltd (PAS) are pleased to announce that we have been appointed as of January 2021 to provide Vertical Transportation Maintenance Management Consultancy at 20 Fenchurch Street also known as ‘The Walkie-Talkie Building’ in London.

The 37 storey building has a vertical transportation system which consists of 33 units (4 escalators, 28 lifts and a platform lift) including the main passenger lifts which are double-deck cars with a destination control system.

This is in addition to our TSM role and we are looking forward to continue working with the building owner (Infinitus Property Investment, Member of LKK Health Products Group) and the CBRE property management team. This appointment is a great addition to our ever growing Vertical Transportation Department.

PAS have recently undertaken a multi property portfolio lift maintenance tender for a Managing agent based in London for five of their Marylebone sites. Consolidating the lift maintenance for these properties has made the management of these lifts a lot simpler for the clients FM team, now having one point of contact. Additionally as a result of the tender exercise, cost savings have also been made across the portfolio for lift maintenance.
