M&E Maintenance Audit

Our audit service is comprehensive and covers the full spectrum of statutory compliance checks, documentation review of contractor log books, non intrusive inspections of assets under the contract agreement. This is with the aim of assessing the contractor’s performance in accordance with the specification and industry best practise, identifying any technical defects, deficiencies or PPM shortfalls that require addressing. We have developed an audit app which allows our consultants to undertake audits and report their findings. 


Maintenance Management Term Consultancy

Our maintenance management consultancy service ensures that the maintenance provider adheres to the tendered contract, SLA's and specification. This encompasses monitoring and reporting on contractor performance at either monthly or quarterly meetings. This service typically includes: periodic audits, advice relating to service charge budgets, support to the client in reviewing contractor quotations, health & safety matters and ongoing technical support.


Planned Maintenance Programme - M&E Lifecycle Reports

The M&E lifecycle service provides a financial plan and programme for the replacement or refurbishment of engineering assets as they reach the end of their economical life in accordance with CIBSE Guide M, plant condition/location and our engineering experience. The report can include a description of the engineering services together with an overview of the condition along with the year on year budget recommendations.


Engineering Services Maintenance Procurement

This involves the review of the current electrical, mechanical and public health services maintenance contract and the compilation of all tender documentation for issuing as part of a competitive open market tender process. This can include reviewing of asset registers, compilation of bespoke M&E specification and forms of tender which will be incorporated into an approved contract document.

The service includes dealing with all queries, clarifications, detailed tender analysis, contract negotiations, post tender interviews and compilation of a contract placing report in accordance with RICS service charge code of practise. 


MEP Asset Register

We carry out a detailed survey of the property to include all  electrical, mechanical and public health services assets and the collation of information relating to the installed equipment. The register will include asset description, quantities, locations and manufacturers details (where applicable) and can be in either the clients’ preferred format or our own. 


Due Diligence - Acquisition Surveys

The process of acquiring commercial property is complex and can potentially carry a high level of risk. We understand the issues affecting the decision to buy or sell properties and as a result our technical advice is given in a commercial context. We undertake full mechanical, electrical, lift and escalator due diligence surveys which will advise on the condition of plant and equipment, longevity and lifecycle projections, repair requirements, refurbishment costs and proposals.

Our survey report also provides robust planned maintenance programmes, to ensure precise expenditure planning and capital management; vital for well-informed investment. Our due diligence team has considerable experience and expertise in producing survey reports on which the vendor/purchaser may legally rely.


Pre Acquisition Surveys

We provide information and advice essential to the decision-making process for prospective purchasers relating to a building’s condition. In addition all risks and liabilities will be identified in our report for the client’s consideration. For investors, pre-acquisition surveys are integral to the due diligence process.

Recognising the increasing complexity of building services we also offer a comprehensive range of specialist M&E services. In addition, many of our clients choose to ‘bolt-on’ additional services, such as planned maintenance schedules, condition records, building audits and reinstatement cost assessments which can be carried out in tandem with the survey.
